Why clogs come back, and how we stop the repeat
A cable machine bores a hole through a blockage and leaves most of it stuck to the pipe wall. The drain runs for a few weeks, then the hole closes. That is why we look before we clear: a camera shows whether the problem is grease, hair, scale, roots or a damaged pipe. A soft stoppage in a fixture line gets a cable. Grease and roots are work for the hydro jetter. A cracked joint or a sag gets a repair, because no cleaning can mend broken pipe.
The jetter pushes water through a nozzle at high pressure, scouring the whole circumference of the pipe, trimming roots where they have pushed through joints and flushing the debris on to the main. On sound copper, PVC, ABS or cast iron it is safe, and a jetted line stays clear much longer than a snaked one. In Mission Viejo the trouble spot is often the sewer lateral. An older lateral under a tract home from the late 1960s to the 1980s can pick up roots from mature trees, and on sloped lots shifting ground can open or offset a joint. The camera tells us how much pressure that pipe can take.
The public sewer main belongs to the water district that serves your street, either the Santa Margarita Water District or the Moulton Niguel Water District. The private lateral running from your house to that main is yours as the owner, and that is the pipe we clean, film and repair. What moves the cost of drain cleaning
Access is the first factor. A sink trap or a cleanout outside the house is easy to reach. A lateral with no cleanout has to be reached by pulling a toilet or going in from a roof vent, which adds setup. On hillside lots a cleanout can also sit on a slope or under landscaping. In condos and townhomes with a shared drain stack, the stoppage may be in a line shared by more than one unit.
The method and the line come next. Cabling one fixture is a smaller job than jetting a full lateral, and an older lateral packed with roots gets a camera inspection before anything else. Locating the problem on a long or deep run takes time too. A broken section found on camera becomes its own repair job, and sewer lateral work needs a City of Mission Viejo permit.

Common drain questions
Jetting is safe for a pipe whose wall is intact. A line that is already falling apart is another matter, which is why the camera goes in before any water does. Thin cast iron or a separated joint gets marked for repair, not jetted.
A snake drives a cutter through the clog and gets the drain flowing. A jetter cleans the pipe along its length. Lines that were only snaked tend to clog again at the same spot, while a jetted line usually stays open much longer.
Copper, PVC, ABS and cast iron in sound condition, installed correctly, are routine jetting jobs for us. An older lateral with root intrusion, or a joint that slope movement has pulled apart, gets a camera check and a lower setting, or a repair if the joint has failed.
Drain jobs vary. The cost depends on which line is stopped, how it is reached, whether it needs jetting and how long the problem takes to find. Once the camera has been through, you get one written price to accept or turn down before anything starts.
Most houses never need jetting on a schedule. A restaurant kitchen, or a Mission Viejo home with mature trees growing over the lateral, is the exception, and jetting once or twice a year on a plan holds back roots and grease.
