Sewer Repair & Repiping

Depending on the street, a Mission Viejo home drains into a public main owned by the Santa Margarita Water District or the Moulton Niguel Water District. The pipe that carries waste from the house out to that main, the lateral, is private, and keeping it working falls to the owner. When roots or a shifted joint keep it backing up, or the copper under your slab keeps leaking, we come to your address from our base in Mission Viejo and repair it, without a trench whenever the old pipe allows.

Sewer laterals and repipes for Mission Viejo homes

More than half the homes in Mission Viejo went up before 1980, so many private laterals here have been in the ground for over four decades. Two things wear them down. Roots from the trees planted when the tracts were new find the joints and fill the pipe, and on the city's terraced hillside lots the soil settles and creeps enough over the years to push a joint out of line, leaving a lip that snags waste. When the old line is sound enough, resin can be hardened inside it to form a fresh pipe, or a bursting head can split it while a replacement is drawn in behind, and either way the digging stays limited to an access pit or two.

Repiping is the water side of the same work. Most Mission Viejo tracts were poured as concrete slabs with the copper supply lines laid under the floor, and that copper is now old enough that pinhole leaks are a common call. One leak can be repaired where it is; a string of them usually means more are coming. A repipe in copper or PEX, routed through the attic and walls, moves the supply lines out of the slab. In the condos and townhomes around town, several units can share one drain stack, so a backup may begin in a pipe that also serves the neighbors, and we find where it starts before suggesting any repair.

Each job opens with a camera inspection you can watch on the screen. You get an itemized written quote before anything starts, and we file for the City of Mission Viejo permit, then stay on it until the inspector signs off.

What comes with a sewer or repipe job

  • Work performed under California C-36 license #1131308, backed by a contractor bond
  • 24-hour emergency response for sewage coming up inside the house
  • An itemized written quote you approve before any digging
  • A written workmanship warranty covering the repair or the repipe

Warning signs in the sewer lateral or the water lines

  • Toilets, showers and tubs backing up at the same time
  • A toilet that gurgles while the washing machine drains
  • Sewage odor outdoors, or a soggy, sunken strip over the line
  • A line that was rooted out not long ago and is already slowing again
  • Water pooling around the sewer cleanout outside the house
  • Pinhole leaks in copper, a warm spot on the slab, or a water bill that keeps rising

Camera inspection and locate

A camera travels down the lateral and the fault is marked on the surface along with its depth, so you see the problem on screen before any quote is written.

Choose the least invasive fix

The footage settles it: a repair at a single joint, a liner hardened in place, pipe bursting, or digging out and replacing the whole run.

Permit and utility marking

The permit is filed with the City of Mission Viejo, and buried gas, water and power lines are marked on the ground before anyone digs.

Install, test and restore

We test the new line, add a cleanout if it will help later service, and put back the lawn, slope planting, concrete or drywall just as the written scope lists.

Why Mission Viejo calls us for sewer work

Based in Mission Viejo, we handle both the private lateral running out to the district main and the supply pipe inside your walls. Four rules shape every one of these jobs.

Trenchless first, wherever it fits

If a liner or bursting will work on the old lateral, that is our first choice, so the lawn, the driveway and the planted slope behind many homes here stay intact.

Repipe routes mapped before anything is cut

We map every copper or PEX run room by room before cutting into a wall, so the openings in your drywall stay few and small.

Permits pulled and closed

We pull the City of Mission Viejo permit, meet the inspector and get it closed, so a buyer's inspector later finds nothing left open. In Coto de Caza and Ladera Ranch the same steps go through the County of Orange.

Restoration listed on the quote

Concrete, sod, slope irrigation and drywall patches are listed on the written quote up front, so they never turn up later as extras.

What affects the cost of a sewer repair or repipe

For a lateral, three things set the scope: how much of the pipe has failed, how deep it is buried, and what stands on top of it. Open lawn is easy ground to work in; a driveway, a mature tree or a retaining wall on a terraced lot is not. The state of the old pipe matters too, because a badly broken line cannot take a liner or survive bursting and has to be dug out.

On the repipe side, the scope grows with square footage and bathroom count, with the pipe you pick, and with the amount of drywall and ceiling that has to come open. New lines route one way through a single-story slab home and another through a two-story one, and condos with shared walls need more coordination.

Every part of the job, the permit and the inspection included, is written into the quote, and nothing begins until you agree to it.

Short answers on sewers and repipes

A whole-house repipe makes sense once pinhole leaks start repeating in the same house, a familiar pattern in Mission Viejo slab homes from the 1970s and 1980s. By that stage, new lines are usually the wiser choice over chasing each new leak.

Trenchless repair works through one or two small pits. Either resin hardens into a fresh pipe within the old lateral, or a bursting head breaks the old pipe apart while its replacement follows, and the lawn, the driveway and the trees above are left alone.

The written scope for a repipe lists the rooms involved and the times the water will be shut off, so you can plan showers, meals and work around them.

Most people stay in the house while a repipe is underway. Patching the drywall where the new lines enter is the last step, and that patching is already on the written quote.

California allows both copper and PEX for water supply lines. The pipe carries its maker's warranty, and our written workmanship warranty covers how it was installed.

Common questions

Common questions about Sewer Repair & Repiping

Will fixing my sewer line mean digging up the yard?
Usually only in one or two small spots. With lining, resin sets into a new pipe within the old lateral; with bursting, a new pipe is pulled through as the old one is split. Both work from small pits, which matters on Mission Viejo lots where the line runs under a driveway, a mature tree or a planted slope.
How do you tell roots from a broken or shifted pipe?
The camera shows it. Roots appear as tangled, hair-like growth at the joints; cutting them out clears the line for a while, but they return. A joint knocked out of line on a slope looks like a ledge inside the pipe, a crack or a sag shows as broken wall or water that never drains, and those keep causing backups until the section is replaced. On a hillside lot under older trees, it is often both.
Should I choose copper or PEX for a repipe?
Both meet California code. PEX is flexible and turns corners without a joint, which means fewer fittings hidden behind drywall. Copper stays rigid, has been in use far longer, and suits places where the pipe will be seen. The newer sections of Mission Viejo were plumbed with PEX from the start. We quote both options in writing, and the choice is yours.
Who has to maintain the sewer line from my house to the main?
Depending on your street in Mission Viejo, the public main is owned by the Santa Margarita Water District or the Moulton Niguel Water District. The private lateral connecting your home to it is yours to keep up. The camera inspection pins down where the problem is, and we tell you whether it sits on your pipe or the district's before quoting any work.
