Tankless installation and repair across Mission Viejo
We install, repair and maintain gas tankless water heaters in homes around Lake Mission Viejo, in Painted Trails and Stoneridge, and in nearby Ladera Ranch and Aliso Viejo, where tankless heaters and recirculation pumps are common calls. Sizing starts from two numbers: the largest amount of hot water your household draws at one moment, and how much the heater has to warm incoming water on the year's coldest morning. Pick a unit using summer water and it falls short each winter.
Gas and venting decide whether tankless suits a given house at all. More than half of Mission Viejo's homes went up before 1980, and their water heater gas lines were run for a tank's modest burner. A tankless burner on that same pipe can starve and throw flame codes as soon as a second shower starts. Venting follows the manufacturer's instructions to the letter, with its required clearances, and the old tank flue cannot be reused. The job goes on a City of Mission Viejo permit (the County of Orange issues it in Coto de Caza and Ladera Ranch), any new gas piping gets a pressure test, and we close the permit once the inspector signs off.
On a repair call, the code on the display is usually the first clue. Common codes trace back to the igniter, the flame rod, a blocked vent, an overheat condition or a flow sensor that no longer registers moving water, and most of them are repairable. A heat exchanger with a crack is another matter, and we say so plainly rather than patching around it. On hillside lots where street pressure runs high, we also check the pressure regulator, because a worn one lets that pressure reach the heater and every fixture in the house. The quote is in writing, and work starts only once you agree to it.
Hard water, scale and the heat exchanger
South Orange County's imported water is hard, and in Mission Viejo its minerals drop out as scale wherever the water gets hottest, which in a tankless unit is the heat exchanger. Signs of buildup include hot water that takes longer to reach the tap, a rumble as the burner lights, and overheat codes during a normal shower. Ignored, scale cuts the exchanger's life short.
Descaling is routine maintenance. The isolation valves are closed, a small pump circulates a descaling solution through the heat exchanger, then clean water flushes it out and the inlet screen gets rinsed. Without isolation valves the plumber has to cut into the lines to do the same thing, so every tankless unit we install gets a set. With water this hard, a yearly descale is a reasonable place to start, and your model's manual lists the interval its maker recommends.
Signs your tankless needs attention
- Hot water fades as soon as a second faucet or shower opens
- An error code appears on the display and the burner stops
- Plenty hot in summer, never quite hot enough in winter
- Rumbling or popping sounds each time the unit fires
- Temperature swinging between hot and cool partway through a shower
- A year or more since the last descale
Choosing between tankless and a tank
Tankless makes sense when the hot water keeps giving out before the last shower, when the garage needs its floor space back, or when you expect to live in the house a long time. It makes less sense when the home uses little hot water and a larger gas supply would have to travel a long way through finished walls or the attic. In that case we recommend a correctly sized tank, held by two seismic straps, with its temperature and pressure relief valve discharging to a safe spot.
Condos and townhomes in Mission Viejo and Aliso Viejo often keep the heater in a hall closet or a cramped garage corner, and there the vent route and the gas route usually decide the question. - The vent system the manufacturer specifies, installed with its required clearances
- A pair of isolation valves, hot and cold, so a descale needs no pipe cutting
- A condensate drain on condensing models
- Sizing based on the coldest inlet water of the year
- The permit pulled and closed, new gas pipe pressure tested, and flow and temperature verified at startup
