Most water heaters fail without warning, and the first clue is often a damp ring on the floor around the tank. Since nearly every home uses one of a few common tank sizes, a replacement rarely waits on an unusual order. On every install we fit fresh connectors and a replacement temperature and pressure relief valve with its discharge pipe run to a safe spot, hold the tank with the two seismic straps state code requires, and add a sediment trap where the gas line meets the heater.

A lot of heaters are worth saving. A pilot that will not stay lit, a worn thermocouple, a burned-out element, a dripping relief valve or a failed gas control is a part to replace, not a reason for a new tank. If the heater is under about eight years old and the tank itself is dry, repair usually makes sense. The imported water in South Orange County is hard, and the scale it drops on the tank floor causes rumbling and shrinks the supply of hot water. On hillside streets where the incoming pressure runs high, a relief valve that keeps dripping can point to pressure or thermal expansion, which a working regulator and an expansion tank address.
