Leak & Gas Leak Detection

Based in Mission Viejo, we track down leaks in gas piping, in copper under the slab and in water lines behind walls, then repair them. If you smell gas, leave the house before doing anything else and call SoCalGas or 911 from outside. If the trouble is a water meter that never rests, a floor that feels warm underfoot or a fresh stain on a ceiling, call us at any hour.

Gas and water leaks, traced and repaired

Gas and water call for different detective work. For gas, we close off the piping in sections and hold each one under test pressure; the section whose gauge drops is the one leaking, and an electronic combustible gas detector or bubble solution brushed over its joints singles out the fitting. For water, the meter tells us a leak exists, and listening equipment set on the floor or wall finds it, so the hole we cut in a slab or in drywall is small and lands in the right place.

Most of Mission Viejo went up from the late 1960s through the 1980s as tract homes on concrete slabs, with the copper water lines running under the floor. Pinhole leaks in that copper are a common call here, and they tend to announce themselves as a warm patch of tile, damp carpet or a meter dial that never settles. On the gas side, leaks usually begin at the regulator beside the meter, the flex line feeding a range or dryer, a furnace, fireplace or water heater connection, or a line buried across the yard. In condos and townhomes, a ceiling stain can come from the unit above or from a line the building shares, so we follow it back to its source before any drywall is cut.

Every gas repair is done under our C-36 license and closes with a pressure test that holds, written down for your records, along with a City of Mission Viejo permit if the work calls for one. If SoCalGas has shut off and locked the meter, our part ends with the piping repaired and tested so SoCalGas can return and turn the gas on again. On the water side, we test the repair under full pressure before closing the floor or wall the way the written scope describes. In both cases you see and approve a written quote first.

Why Mission Viejo homeowners call us about leaks

  • California C-36 plumbing license, CSLB #1131308, covering gas and water piping
  • 24-hour emergency response for gas odors and active water leaks
  • A written quote for the repair, agreed before any work begins
  • Every leak repair backed by a written workmanship warranty

Clues that point to a gas leak or a concealed water leak

  • A rotten-egg or sulfur odor near the gas meter, the range or the water heater
  • A hissing sound at a valve, a connector or the regulator on the meter
  • Gas or water bills rising while your habits stay the same
  • The water meter's dial or leak indicator moving with every fixture turned off
  • A warm area on a tile or slab floor, or carpet that is damp for no clear reason
  • A red tag from SoCalGas left on the meter or on an appliance

Get out, then call

With a gas smell, leave the house first; from outside, phone SoCalGas or 911 and then us. With a water leak, close the main shutoff if you can get to it. Someone answers day and night, every day.

Isolate the leak

Testing one section of pipe at a time, followed by acoustic listening, gas detectors or tracer gas, shrinks the search to a single run.

Repair it to code

Gas pipe is rebuilt in black iron or CSST and water pipe in copper or PEX, and the repaired run is tested again.

Inspect and restore

Gas piping is left tested and set for SoCalGas to restore, water flows again, and any permit is signed off by the inspector and closed.

Leak detection in Mission Viejo: why call us

We are based in Mission Viejo, and our C-36 license covers gas and water piping alike, so the same company runs your job from the first test through the inspector's sign-off. Four points shape how we work.

Gas piping under a C-36 license

Gas piping falls within California's C-36 plumbing license. Each repair is sized correctly and pressure tested to the gas code before we leave.

Several detection methods

Pressure tests section by section, acoustic listening on slab floors, electronic gas detectors, bubble solution on exposed fittings, and tracer gas for buried lines.

SoCalGas red tags cleared

We fix what SoCalGas tagged and keep the pressure test on record, and the line then waits, tested, for SoCalGas to bring the meter back into service.

Permits and inspections handled

Gas line repairs are permitted through the City of Mission Viejo, or the County of Orange in Coto de Caza and Ladera Ranch. We are there when the inspector comes, and the permit gets closed.

What drives the scope of a leak repair

Reaching the leak is the biggest factor. A worn connector behind the stove is simpler work than a gas pipe sealed inside a finished wall, and a slab leak beneath tile or wood flooring needs more care than one under carpet.

The length of pipe to replace and its route count as well. A buried yard line may need a trench. A slab leak may be fixed where it is or bypassed with new pipe through the attic and walls. A permit, an inspection or a SoCalGas restoration may be part of it. In a Mission Viejo slab home where the copper has already leaked more than once, a reroute often makes more sense than another spot repair.

Once the leak is located, the repair is written up as a quote, and work begins only after you agree to it.

Gas and water leaks in brief

A gas smell means leaving the house first. Inside, do not use switches or anything that could make a spark, do not light a flame, and do not hunt for the leak. Once you are outside, call SoCalGas or 911, then call us.

Natural gas is odorless in the pipe; the utility adds a scent so people notice a leak. Treat any gas odor as a real leak until the piping has been tested.

A simple meter test shows whether water is escaping out of sight: close every faucet, appliance and irrigation valve, then watch the water meter. If the dial or leak indicator still moves, water is escaping somewhere, and in Mission Viejo slab homes the copper under the floor is a frequent cause.

Gas line repairs in Mission Viejo generally need a city permit. We file it, meet the inspector and make sure it is closed after the work passes.

A red tag is not permanent. Once we have fixed the problem SoCalGas flagged and the piping passes a pressure test, SoCalGas can come back and turn the gas on again.

Common questions

Common questions about Leak & Gas Leak Detection

I smell gas inside. What should I do?
Lead everyone outside. Leave switches and appliances untouched, strike no match or lighter, and do not go looking for the source. Call SoCalGas or 911 from outside, then call us. When SoCalGas has made the home safe, we track down the leak and fix it to code.
How do you find a leak nobody can see?
By testing first, then listening. A water meter that keeps moving with everything turned off proves a water leak, and gas piping is closed off a section at a time and held under test pressure until one section loses it. Acoustic equipment, gas detectors or tracer gas then lead to the pipe itself, so the floor or wall is opened in just one place.
SoCalGas red-tagged my meter. What now?
A red tag means SoCalGas found a hazard and shut off the gas to it, often a corroded flex connector, a damaged line in the yard or an appliance connected the wrong way. We fix that problem under our C-36 license, pressure test the piping, and leave everything ready for SoCalGas to return and turn service back on.
Does one slab leak mean I need all new pipes?
Not always. The first leak in a Mission Viejo slab home often sits in copper that is still sound everywhere else, and one small opening in the floor, or a short new run through a wall, can deal with it. If a second and a third leak follow in the same slab, the copper is giving out throughout, and a repipe through the attic or walls means the floor never has to be opened again.
